We, the Hennessys of Munster, IN, are posting a letter regarding Ben Ignatuk and Raptor Construction Inc. We submitted the letter in November 2006 to the Town of Munster’s Building Division. After submitting our letter to the town’s building officials, we posted on this site in December 2006 to warn others. We have decided it’s important to resubmit that post.
Finally, please see an earlier post (April 2006) submitted by homeowners whose experience with Ignatuk and Raptor Construction eerily resembles our own. NOTE: To date, neither of the two complaints described below against Ignatuk and Raptor Construction has been resolved. We continue to see Raptor Construction’s truck parked at jobs in our general area. Beware of this guy!
1) Letter from the Hennessys of Munster, IN, submitted in November 2006 to the Town of Munster’s Building Division:
Per your recent request, we are submitting this letter to explain our recent experience with Ben Ignatuk, doing business as Raptor Construction Inc. By the way, it’s very possible that Raptor will show Ignatuk’s wife, Amy Ignatuk, as the company CEO. Ignatuk mentioned that his wife would be heading up the company as of about a month ago. Here are the facts:
In late July, 2006, we contracted with Ignatuk to do a 16 x 16 room addition, and some egress work from the basement to the new attached room. We have paid Ignatuk nearly 70 percent of the contracted amount. We estimate that 35 percent of the work has been done; in actuality, that is a very generous estimate.
The permit was issued in early September. Nearly 12 weeks later, all we have is a rough frame and shingles. He told us when we signed the contract that he’d have both projects done in six weeks. In addition, Ignatuk, apparently because of credit problems, was forced to request that we buy and pay for materials directly from the suppliers, so he could continue work, which we have done. We requested a Partial Waiver of Lien and a Certificate of Insurance. Ignatuk refused and immediately removed all tools from the job site.
This contractor worked only sporadically on our project – typically about one to two days a week during an average week. Most days when Ignatuk said he’d come, he didn’t bother to show or phone to let us know. When he did show, often he and another guy or two most often would stay for a random amount of time – 15 minutes, three hours tops; again, we never knew when he was coming or going. He entered our property without knocking – opened our doors and walked in – on days when he gave no advance notice he’d be there.
He threw personal garbage (cigarette butts, cups, etc.) around our house, inside and out – and he failed to clean up after himself or his crew. He used our tools (helped himself to our garage) and other items. It was a nightmare, but that is – treating our property as if there were no limits – the least of our concerns.
Our key complaint is that we’d pay him, he’d show up for a day or so, then come back and demand more money. Mr. Ignatuk would drive straight to our bank and demand cash from the teller.
We now are forced to begin the process again from scratch, to find qualified tradesmen to complete our room addition. It is our view Ignatuk is not even REMOTELY qualified to do business in our town. His craftsmanship is barely adequate, and his job planning and handling of customers’ property is very poor. Moreover, and most important, Ignatuk uses his customers’ money for his own gain while failing to pay his workers/subcontractors. We have learned that there are other cases similar to ours in Munster. Thank you.
2) Prior post from the Hennessys, December 2006:
There's been another post on this site re: Ben Ignatuk and Raptor Construction Inc. This is in regards to his work in Munster, Indiana.
In late July 2006, we contracted with Ignatuk to build a 16-by-16 room addition, and some egress work from the basement to the new attached room. We paid Ignatuk nearly 70 percent of the contracted amount. We estimate that approximately 35 percent of the work has been conducted. He exited the job.
The permit was issued in early September. Nearly three months later, we have a rough frame and shingles (though we've now done some of the additional work ourselves).
Ignatuk told us when we signed the contract that he'd have both projects done in six weeks. He then insisted throughout much of the project that we buy and pay for materials directly from the suppliers so he could continue work.
He kept no schedule we could count on. Most important, he took our money while, we are to understand, failing to pay his workers/subcontractors.
We have learned there are other cases similar to ours in our town of Munster. B. Hennessy posted 5 December 2006 21:14 CET
3) Post from another Munster, IN, homeowner, April 2006:
Builder: Raptor Construction/Ben Ignatuk Unaccountable use of installment payments made to the builder. Subcontractors placing liens on the consruction of the house. Breech of contract:down payment recieved by builder 25,ooo,with final payment upon completion. But builder was given installent payments total 277,00 by homeowner to proceede with building the house in timely fashion. Builder is demanding more money without producing proof of waivers, payments to subcontractors, and has stopped construction in the midst of leaving the house unsecured and accessable to damage. Gehan Homes! Gehan Homes! Gehan Homes! I need a response from Gehan defective home buyers. Have you heard of them? In the Dallas, TX area they normally build in the same subdivisions as Pulte Homes. In my subdivision they were the developers. I purchased a Gehan Inventory Home in 09/2004. I reported the front door wasn't sealed properly, the rear door wasn't sealed properly, possible foundation problems because the doors were getting stuck, windows were hard to put up and down, carpet was becoming unattached, cracks coming from under the interior wall of my home into the garage in May 2005 (8 months after closing.) Solutions provided by Gehan Homes were the garage cracks were normal settling, they sprayed WD-40 in the windows, changed the weather stripping around the front and rear door, cut the unattached carpet and stretched the rest of the carpet to replace it! There's more to come, I'm just getting started but it's too bad that my house may not make it to the finish. |

Georgetown Mobile Homes, also known as Georgetown Homes in Georgetown, TX owned by Chad Denton & Julie Carter.
These people sold me a house that has all kinds of defects. My original post was "posted 10 January 2007 07:17 CET ".
I am back to tell more. I have multiple copies of all kinds of documents. My signature (and my wife's) and my initials were forged all over the place. I have a hud statement that I never signed because they would not explain to me in a way that I could understand why they changed the dollar figures on it less than a month after I closed. This same document meraculously has our signatures on it now and my current mortgage company has that copy! This is forgery! I will be going to the Sheriff's office this coming Friday but I'm not sure what to expect.
These are very crooked people. They were not registered through TRCC to even build houses when they built my home. My house was not registered, as well. The health inspection required by my county was not done. All three of these issues were finally completed after I complained loud enough.
Georgetown Homes had some appraisel company appraise my house - even though the house on the appraisel was two houses down from mine. It showed my house as a 4 bedroom - it is actually a 3 bedroom. It also shows a refrigerator and stove in the kitchen - there was no refrigerator.
I advise everyone out there to steer clear of Granite Drive in Georgetown, TX or the houses built in the mobile home park in Hutto. There are several other locations, too. Just go to the Williamson County Tax assessors website and search for Chad Denton.
His actual builder is Reyes Contrustion. 99 percent of these guys are illegal aliens and the owner, Pete Reyes was not registered through TRCC, either and is most likely still not registered.
My lawyer kept lureing me along and then finally, months later told me the best thing for me to do is to forclose on my house! Or, deed in lieu of forclosure, or to sue - but I would have to give him 10 grand for him to even begin the sueing procedures!
I then said - I need to think about these options and then told him that I was going to look into saleing the house. He sent me a letter less then a month later saying that he no longer wanted to represent us because I waited too long to get back with him! AUGHHH!!!!
My list goes on but I think this is enough to gain everyone's attention about these criminils.
Remember - do NOT do business with Georgetown Mobile Homes.
PS: The mortgage company that originally dealt with Chad Denton will no longer do business with him because they said he did not fill in all the blanks and did very shabby business! |

More on Brent Tuggle dba "End of the Trail Log Homes". He is on Barna Log Homes BLACK LIST. Looks like Southland Log Homes needs to check him out better before recommending him to build homes for them. |

Complaint on Brent H. Tuggle with END OF THE TRAIL LOG HOMES of Gulfport, MS. I have a similar complaint to Ms. Compton. Brent was hired in June of 2006 and house is still not complete. He was fired in September 2007. The list of corrections and rework needed to make the house safe is unbelievable! Log package was purchased from Southland Log homes. Unfortunately, Brent was a strong verbal recommendation from the sales rep. |

Finally, after almost 4 years of trying to get our building fixed the HOA and Wareham Development's Insurance company have reached a settlement. What does that mean? Well, it means the building will get done correctly and we will get to move home. Yeah!!!
That is awesome, but like any long process there are "casualties" and 20 homeowners were displaced for over 3 years. Where is the justice when a development company can build a building with defects (did they know?), turn it over to the insurance company and not make amends to the owners who have been displaced for far too long. Please Wareham Development make it right!

My nightmare began in 2001 when we hired Brent Tuggle of South Coast Painting & Contruction in Gulfport, MS to constuct a log home for us. His company name has changed to End of the Trail Log Homes. I am writing this hoping to save some other poor, trusting soul the heartache we have lived with for the past 7 years. We have over $200,000 in a house that to this day is incomplete and has so much wrong with it that it probably never will be right. The roof leaked from day 1 leaving water marks on all log walls & tongue & groove. Water runs down fireplace & pools in living room floor each time it rains. No insulation around any windows or doors. Untreated wood was used for exterior facia & porch rails. Can see through cracks in logs. Electrical wiring was done wrong. Some lights wouldn't work. Dryer vent was a hole drilled in the floor. No sheetrock was finished. Toilets leaked & turned wood floor black. They chipped the $200.00 kitchen sink. Track lighting over cabinets is just laying there. Main ridge beam was cut in two and is being supported by a 6 x 8 post alone. No staining or painting was done. Doors don't fit. Closets not finished. House is cold in winter & hot in summer. We have had snakes, mice & insects in the house that crawl though holes under the house. Nothing was sealed. Air conditioning duct work falls away from vents in floors so we heat & cool underneath the house. The list goes on & on. Then there are the materials that we stolen. Days they got paid for but didn't work. A log home is a lifetime dream for people that work all their lives for. Please don' let this man destroy yours. |

Beware of Top-Notch Homes (Massachusetts/NH builders). You get to choose a home plan and options, but what a TERRIBLE experience! What they don't tell you is that the price only covers the BARE MINIMUM for options and the allowances cover BOTTOM-OF-THE-LINE products (plumbing, lighting, and carpeting). All other allowances are very low (i.e., $1500 for kitchen appliances and $9500 for kitchen cabinets). Be prepared to pay 20k+ beyond whatever the list price is. Consider yourself lucky if you're told what the allowances are.
Some of the contractors they use produce POOR QUALITY WORK be prepared to file complaints just to get warranty service.
You pay an enormous amount of money and get lied to about what they will do for you. |

Mr. Walders (TimberCreek Developers, 234 N 2000E Road, Pxton,IL 217-637-1396) offered to build us a house in the Deer Run Subdivision in Mahomet, IL. We signed a Memorandum of Purchase with our Realtor that stated clearly that this was a non-binding contract and that the earnest money check for $2000 would not be deposited until a contract was signed. When our lawyer and my wife and I went over the contract we could not agree on some of the terms so we did not sign it. I emailed Mr. Walders about our decision and returned our copy of the blueprints. Mr. Walders cashed the $2000 check several days before giving us the contract to read. When asked for the money back through our lawyer and also our realtor he refused and said come and get it. At no time did we agree to his cashing of the check nor did we or he make any written or oral statements that the money was not to be returned. Mr. Walders claims that because he made some room rearrangements on the blueprints we owe him the $2000. Since there is no binding contract of any sort, this is a gross violation of the contract. |

From the very beginning I have been arguing with Paul Thomas Homes regarding the materials used, lack of supervision, and quality in the construction of my new home. If you go to the link below:
http://www.mwcleveland.com/JamesCreek Lack of construction by Paul Thomas
you will see pictures and a inspection report. The wood used is split from top to bottom, basement support beams do not even touch the floor, roof trusses are split in half and leaning to the right. The list goes on and on.
Since no one seemed to be concerned with the new house, I hired an inspector during framing. He said it was the worst construction he had ever seen and that even if they corrected all of the errors, I should "take my money and run" (if hypothetically, he was purchasing the house).
After I forwarded the inspection report to the salesman, VP of Sales and VP of construction, they hired a structural engineer to inspect the home. Of course the report came back with very few issues I should be concerned with. However, not the engineer but his assistant was the one who performed the inspection.
Three houses down from my lot, the owners were having similar problems, but the building supervisor assured they were nothing to be concerned with. But the owners hired a structural engineer who stated the first engineer’s report was both wrong and not based on the current building codes.
The new Paul Thomas marketing campaign is “Every Paul Thomas home is built to make you feel good inside”. I felt good inside only when I first looked at the subdivision and floor plans. Now I am sorry I ever spoke with them. . Lack of construction by Paul Thomasclevelmi@yahoo.com |
