Choice Homeowners Left with No Choices

Choice Homes suspends operations
Choice Homes on Tuesday informed its employees and vendors of the company’s decision. Couture said in a prepared statement that his firm is “faced with the escalating downturn in the housing market, the likelihood of a deep prolonged recession and very difficult credit markets.” “This was not an easy decision, but faced with the unprecedented market conditions we have decided on this course of action,” he said. “It is our intent to satisfy our obligations to our subcontractors and suppliers and to work closely with our secured creditors to maximize the proceeds from the sale of the assets of Choice Homes."

Another TRCC Closure: Defective Choice Home Sold on the Auction Block
“I bought a defective home built by a builder that is not licensed and wired by an unlicensed electrician.  I was stuck with a house that could not be insured, that I couldn’t live in or sell.  I got no help from the City of Princeton or the State ‘Builder’s Protection Agency’ TRCC.   I can’t sue the builder because of a binding arbitration clause or any of there subs, yet the builder somehow has a gag order on me so I won’t tell any of the other homeowners what has happened.   So… welcome to Texas … my dream went down the toilet when my house was sold on the auction block,” said Cam Taylor.  See new construction in Princeton Texas...Homebuilding Texas Style

BIG BUILDER Magazine - Starts: Slip Sliding Values
As if getting houses sold wasn't a big enough challenge, builders in what were some of the fastest appreciating markets in the country are beginning to experience more challenges–falling appraisal values and greater loan scrutiny right before closings.  Appraisals became almost cursory. A computer records search for comparative prices and a drive-by to make sure there was a house on the lot often sufficed... First, the company is starting up mortgage and title businesses in conjunction with First American and Market Street Mortgage. The new services intend to provide customers with a more complete home buying experience while injecting the company with additional revenue streams...the company is pulling up the stakes in San Antonio after an arguably frustrating five-year run that produced roughly 225 homes.

Trouble Worsening for American Homeowners
Wednesday, 14 March 2007
As rates soar, 2.2 million Americans risk losing homes this year
In the heady days of the US real estate boom, it seemed like a safe bet to use her house as collateral for a loan. Today, Sharon Edwardsen risks losing her Staten Island, New York home, trapped by spiraling payments. Edwardsen, a 47-year-old assistant optician, was tempted to take out a special high-risk loan targeted at people with low credit ratings. Today her monthly repayments have soared to 2,800 dollars, yet she only takes home 1,600 dollars. She is among 2.2 million people across the US who risk forfeiting their homes by the end of the year as they struggle to meet monthly repayments swollen by rising interest rates, and triggering fears that a financial crisis could sweep US lenders.

Choice Homes is leaving San Antonio
Dallas-based Choice Homes is pulling out of San Antonio after five years and will sell its remaining lots to other builders... "We love San Antonio as a market," Couture said. "It's one of the best markets in the country, but we find ourselves in a position where we've never been able to crack into the large-volume market." The privately held Choice Homes also has built in the Austin area, but pulled out about 18 months ago.

Choice Homes Complaint
Warranty... What Warranty Starting the day our Choice Home in Fox Run, Midlothian, Texas closed, 2-24-06,  our back yard was heavily damaged by two storms from rainwater drainage flowing from other lots... Choice Homes stated that they realized the drainage problem and committed to a retaining wall.  Then, after much whining and procrastinating on their part, they refused to construct the walls.  Read more...
