SA Home Builder Hit With Warranty Complaints
In March, the Defenders illustrated Mike Urzendowski's problems with his Stonewall Custom home: A cracked driveway and stucco, and flashing that allowed rain to come inside the house. Another StoneWall customer ..."The one thing I want is the house I paid for," said Lisa Forsyth, who moved into her StoneWall home last year. Now, Forsyth said her home has cracks in the tile, in the patio, the brick archways and the driveway. She said only duct tape keeps her bedroom door from blowing open and that StoneWall will not honor its warranty even after an inspector's report and a lawsuit. Warranty Company Facing Possible Action from Texas AG
When FOX 4 started investigating, we found more than just angry customers of National Home Protection. We also found the New York City based company is not licensed to do business in Texas. The Texas Real Estate Commission ordered the company to cease and desist back in early 2007, and has demanded the company stop selling home warranties in Texas. But the company never responded, according to TREC attorney and Assistant Director of Enforcement Beverly Rabenberg. |

It is set up with the specific goal in mind that there is declining coverage for the benefit of the homeowner, it declines. This is a program, even though it is distinguished by the Legislature, as a homeowner warranty, it is basically a safety net for the builder, as opposed to the homeowner.â |

Home warranties: Good or good-for-nothing?
As with a new home warranty, you want to read the policy on a one-year warranty and understand what's covered and what may be excluded. Usually, one-year warranties cover the "moving parts" of a home, like appliances, heaters and air conditioners, and do not include conditions caused by poor construction or bad maintenance. |

Subject: Texas new home warranty - A Builder's Disclaimer TRCC seems to have no authority to help homeowners, but has plenty of authority to help builders. The agency set a new standard for "good enough for the public," meaning substandard minimums. Behind these standards is a scandal involving Texas A&M and the Construction Science Department that received a $40,000 TRCC grant to draft a State Limited Warranty and Performance Standards. The co-principals heading the project are two attorneys who are not construction experts, but in fact Business Risk Management experts. |

Home warranties: Good or good-for-nothing? With a new home, "The warranty is only as good as the builder," says Janet Ahmad, president of HomeOwners for Better Building, an organization that promotes good home building and consumer-friendly legislation. "There are some good builders who stand behind what they build."... If you see stipulations in the warranty that bother you, like mandatory binding arbitration or a liability limitation clause, alter the contract, says Ahmad. "Strike them out. Say, 'Do you have a problem with that? Why do we need a limiting warranty that limits the builder liability?'" The bottom line, says Ahmad, if a warranty seems restrictive or unfair, don't sign it. "I think consumers need to say, 'No, I'm not accepting your warranty.'" |

Homebuilding Industry Warranty Spending is Extremely Low
New homebuilder warranty claims are low, while homebuyer complaints are at an all-time high?
When buying an airplane, helicopter, a car, a washer or dryer, computer, printer, desk or even an office chair, the percentage of dollars spent by the manufactures on customer warranty issues is greater than that spent by the homebuilding industry on defectively built new home warranty claims. The percentage of earnings spent by a builder on warranty issues of a new home is as little as 0.3% while Gateway reported 6.2% and Lexmark International, a manufacturer of printers spent 9.7%.
