â¢1. Complaints of excessive drywall cracking
â¢2. Drywall nail pops.
â¢3. Cracks in slab, driveways and masonary.

â¢Post Occupancy inspections reveals cracks in drywall, slab and masonry at various locations.

Lennar homes is currently providing repair as warranty items.

Owners have additional concerns that repairs are inadequate and the cause for the damage has not been addressed.

Excessive movement has caused increased stress loads to the building components due to the expansive soil in the area; causing the structure to shift beyond normal tolerances causing the cracks. These are considered cosmetic in nature and not structurally unsafe.

Residents would like to see the City of Hutto examine the designs to see if anything can be done to prevent this from happening.

R101.3 Purpose. The purpose of this code is to provide minimum requirements to safeguard the public safety, health and general welfare through affordability, structural strength,

means of egress facilities, stability, sanitation, light and ventilation,

energy conservation and safety to life and property from fire and other hazards attributed to the built environment.

(9) In addition, all new construction will require an engineered foundation plan.
Only a stamped set of plans from a Registered Professional Engineer are accepted.

R104.4 Inspections. The building official is authorized to
make all of the required inspections, or the building official shall have the authority to accept reports of inspection by approved agencies or individuals. Reports of such inspections shall be in writing and be certified by a responsible officer of such approved agency or by the responsible individual. The building official is authorized to engage such expert opinion as deemed necessary to report upon unusual technical issues that arise, subject to the approval of the appointing authority.

The city shall require as a minimum, in addition to any inspections which may be required in the code, the following inspections:
(A) Plan review.
(B) Layout.
(C) Plumbing rough.
(D) Copper.
(E) Foundation makeup.
(F) Plumbing top-out/gas rough-in.
(G) Mechanical rough, electrical rough, and frame.
(H) Insulation.
(I) Wallboard.
(J) Electric final.
(K) Plumbing final.
(L) Mechanical final.
(M) Building final.
(N) Sewer and water yard lines.

The foundation Make Up Inspection is completed on each new slab before pouring the concrete.

The inspector will check the slab for compliance with the slab design (# of pads, cable connections, beam depths, vapor barrier installation, wrapped piping in beams, clean of debris and organic material and required rebar connections in the corners along with proper installation of all drains and water service lines.

Upon completion the slab is then poured.
