Live Oak City Council hears Ryland gripes 
 They came with photos and horror stories of cracked walls, nails popping from ceilings and drainage problems so severe that foundations have started shifting. For more than four hours Tuesday night, residents of the Bridlewood Park neighborhood told the Live Oak City Council about watching their new homes deteriorate around them. As a result, city officials say they will review the city's building permit and subdivision planning process. And City Council members promised to monitor efforts by the builder, Ryland Homes, to negotiate repairs with the homeowners. Viewphotos.

Live Oak residents appeal to mayor, council for help in addressing problematic homes
The Live Oak City Council’s regular agenda June 12 quickly became anything but regular, as dozens of disenchanted homeowners and their supporters packed into council chambers to have their voices heard... Armed with high emotions and photos of homes deteriorating from the inside-out, residents showed or described two-inch cracks along the walls, doors and windows unable to be opened or closed, and garages and yards ruined from the damage caused by flooding as a result of their homes being built in a floodplain. Residents pleaded with the city to come to their rescue... Homeowners are getting more accomplished taking their problems to their publicly elected officials. This includes the local, state and federally elected officials,” Ahmad said. “The point is to apply direct pressure to the builders rather than become inundated with lawsuits,” she added. Viewphotos

Some Live Oak residents say their new homes are falling apart
Homeowners in a Live Oak subdivision are hopping mad over troubles with new homes, and they said the homebuilder is to blame. Bridlewood Park homeowners living at the top of a hill say their homes are falling apart, while those living at the bottom said they're going to be flooded, and a few of them say they just want out. "It's literally falling on our head," homeowner Ron Jech said, pointing to his ceiling.

Disgruntled Ryland homeowner turns Internet into soapbox
Unhappy that his year-and-a-half-old home has wall cracks wide enough to stick a hand through, Ronald Jech recently took an unconventional path in the hopes of getting his home repaired. Jech aired his compliant online with a website, www.RylandTroubleToo.com, which features dozens of photos of his house, along with an inspection report. The site has gotten more than 10,000 hits in the few weeks since it went live.  And Jech and a handful of other neighbors, who are also having problems with homes in the Bridlewood Park subdivision in Live Oak, for four weekends have been staging a protest of sorts, picketing from their beds of their pickup trucks. At the height of the traditional summer home selling season, they’ve parked near the builder’s model homes in Bridlewood Park and offering house hunters a tour of Jech’s home, where the walls are cracking, doors are sticking and some of the kitchen sheetrock fell on his wife Dina one night while she was cooking. UPDATE 1-Ryland lowers 2006 earnings outlook on weak sales
Home builder Ryland Group Inc. (RYL.N: Quote, Profile, Research) on Wednesday cut its 2006 earnings forecast as its second-quarter home sales are running 35 percent lower than a year earlier. The shares fell $1.05, or 2 percent, to $51.49 in extended trade.

The suit just moved forward and could get a lot bigger. The WESH 2 I-Team spent countless hours exposing building flaws that led to major problems during the 2004 hurricanes. That brutal trio of hurricanes made many Ryland homeowners aware of water leaks in their new homes. Now a judge's decision to grant their lawsuit class action status against the homebuilder may help many riled Ryland owners recover the unexpected expense of getting the damage fixed.
