The 60 minute show is LIVE on Thursday September 9th 2010, at 12 p.m. Eastern, 11 p.m. Central, 10 p.m. Mountain and 9 p.m. Pacific time zones. Prominent construction defect expert and professional home inspector Mark Eberwine will join our host the LemonMeister to discuss the ins and outs of home warranties including:
-
Whats protected in your KB home warranty?
-
How long does the KB warranty continue?
-
What isnt covered in the KB home warranty?
-
What goes down if you have a KB home warranty claim?
-
Is there any cost to file a warranty claim? Is anything deductible?
-
What happens to the warranty if the builder goes bankrupt, runs off or shuts down?
-
What have been the experiences of past buyers with their home warranty? Visit prior projects developed by the builder speak with other owners and do your homework on the Internet.
What does your local Better Business Bureau office have to say about the builder? Large builders will apt to have more complaints than small builders. The number of complaints is not always the important point to watch instead, see how complaints are handled. Also look where the complaints are sent to, is it in the same state as yours? Has your builder been able to snow the B B B? Be leery too, of large builders who have 100% resolved all these complaints, or a proportionately small number of complaints, with no home owners you could contact.
-
Does your home state have an authorized new home warranty program? If yes, how does it work?
-
What has been their experience with your builder?
-
What is the extent of the builder's liability?
-
What happens if you have a dispute?
-
Must you sue, or is there a provision for mediation or binding arbitration?
Consumer advocates argue that home warranty limitations are significant and greatly reduce the value of such policies. In Texas, for example, they say such policies have numerous exclusions and that efforts are under way to even eliminate the requirement that homes must be "habitable" before being made available for sale.
Builders themselves often have limited warranty programs and such plans may be valuable. However, a builder's warranty plan assumes that there is a builder to provide assistance if something goes wrong. This may not be the case if the "builder" is actually a corporation which exists only to construct a single project and then closes. Once the builder closes, where does an owner turn?
