Since I moved into the house at 831 Jameson Ct I have had to contact G Carey Construction of IL several times in order to repair or complete projects in my home that should have been done prior to closing on the property.
The hardwood floors were not stained or sealed properly, and while G Carey Construction of IL did finally complete the work, it was a constant battle to get them to the home to correct the issues. It was not until I wrote a letter to the Better Business Bureau, as well as the Attorney General, that the construction company agreed to complete the work. To add to the issues, my family had to move out of the house for 2 days, while the floors were drying.
As far as the other repairs that needed to be done, we completed the work ourselves, at our expense, as it is just too difficult to work with this builder.
I now find out that the home does not have the correct (or enough) insulation to keep the house energy efficient. Records were falsified when being presented to the village code department, prior to the building inspection, to release it for sale. While the G Carey Construction of IL should be held responsible for correcting this issue, I feel that I would just get another inadequate repair job, as well as having to constantly contact the builder to make arrangements for the work to be done.
I am not the only unhappy/unsatisfied homeowner who purchased a home from G Carey Construction.

hello i have been fighting my builder nowgoing on 4 years the house is in princeton tx i had this house built new the builder used a electric co called romero electric the problem was that he used un licensed workers the state come in and checked and fined the $6000.00 dollars on the master the master did not know that romero was doing work in that dev romero put a sub on that job who was not even have a license or none of his workers eather the sad part is that the city new this was going on and did not try to stop it and the mayor is the collin co fire marshel
after all of this time i still can not get my house fixed i cant sell it or evenget insurance with this said the builder put a gagg order on me i can not sue them or any of there subs or workers so my dream went down the tolite welcome to tx
the builder did not do any of the repairs that the trcc wanted him to do the big one is that they wont tell amy of the other home onwers what has happen in that dev

my house was sold on the block to day
you cant find a good builder any were

My husband is in the US Army we moved to Savannah, Ga. We bought a house built by a reputable builder, he is one of the best. This house is a money pit! The builder Jerry C Wardlaw Construction, Inc. Our home has mold growth from showers that are installed incorrectly, the mold is obvious. The back door also has mold present from it leaking also. The kitchen floor has mounds and dip, also a crack down the center with water intrusion. None of my doors shuts or fit right. I have studs pushing through walls, and studs not nailed into studs. There are 6-8 code violations in our home. We have spent over a year fighting this builder, we have spent thousands of dollars with NO success. The warranty allows for tolerances the loose definitions leave the homeowners holding the bag. I have reported this builder to the better business bureau, the federal trade commission,and consumer affairs. We have participated in arbitration, which to no shock was not in our favor. We were awarded 39/188 items, the builder agreed 60-65 of the other items were covered defects and they would repair. We were not awarded those defects because the arbitrator decided what the builder meant is "the defects could be covered." the arbitrator never measured anything in my house, though the measurements were in question. My structural engineer got different measurements then the builder (go figure). So now we are stuck with this house, the builder still taking advantage of the middle class and of military families. The operations manager actually told me they build in middle class neighborhoods because middle class families cannot afford to fight them. It sickens me to think my husband and other soldiers fight for the rights and privileges of these people.

We are a military family in Fayetteville, NC and from the beginning truly trusted that Gateway Properties was trustworthy and honorable when we purchase back in August 06. From the moment after the closing was done we have had issues with Gateway Properties who is the builder. It started with forgotten repairs (off track doors, missing knobs), peeling paint, and fill-dirt, carpet repairs (twice and still not right) and now to termite damage. Did I mention that this was a newly constructed home? The knobs did get put on the cabinets, but the door is still off track horribly. I know that we are only given a 1 year building warranty but at some point the builder needs to be accountable for their negligence. Every time that I called within the 1 year builder’s warranty about a repair, it was like cat and mouse or pulling teeth or some excuse. Most recently, we noticed some damage to the frame of the pantry door and with closer inspection discovered it was due to a termite infestation. In our contract it states that there was a pre-treatment done for termites. So I called HCC investments who handle the repairs for Gateway Properties like I have so many times before to inquire more about the so-called treatment such as was the pre-treatment verified and was advised there was nothing to be done. Imagine my discord with that response to the point of going back and forth with a Jean Davis and the call ended with “If you are not happy with who we use then you should not have bought a house from Gateway Properties”. At this point, we were truly disgusted and felt duped. We work hard for our money and did not expect that an investment in our future would turn out to be an investment in heart ache. Is there any recourse for this? What should we do?

It is unfortunate that your ignoramus has blinded your ability to see that the housing market has deteriorated due to other factors other than the idiotic beliefs that you have. I would be embarrassed to state such immature childish comments, none the less be so stupid not to remove myself and family from such a dilapidated environment by moving to more prosperous areas of the country.

Hamlin Homes built my house here in Fredericksburg, VA in 1999. Not only did they not place protective sheathing before they installed the siding, they neglected to put a drain in our basement for the hot water heater. Now we will have to pay a huge amount of money to get our house to code. Not to mention other abnormalities we have had to fix at our expense.

I would not recommend them to anyone.

We just recently located a quarter size hole in 2" vent between the 1st and second floors. As you can imagine we spent many days and nights trying to determine where the sewer smell was coming from. We had the plumbers out three times doing smoke tests and finally found it. We have lived in the house for 16 months. They have repaired the hole and patch all the sheetrock. I feel some compensation is in order for the safety concerns for me and my family as well as the poor attention to a very serious problem.

In March 2007 I purchased a home from SoundBuilt Homes, Inc. I have gone thru a nightmare of problems trying to get them to fix particular problems on the lot that I purchased from them. My best advice is: DO NOT PURCHASE A HOME FROM SOUNDBUILT HOMES, INC. OR PREMIER COMMUNITIES, INC. (both have their offices in Puyallup, WA). Many people I personally know said that they totally regretted buying a new home from these two builders. DO NOT BECOME A VICTIM TO SHODDY HOME BUILDERS!!! Would I or my friends ever buy another home from these two home builders? NEVER!!! Spare yourself the agony that we have gone thru!!!!

Lennar Corporation. they are a Fraudulent builder. They started a community called Bell Station, in Hurst,Tx from $190k to 239K, after 30 homes they turned over the land to Fox and jacobs which will build 118K to 169K, that will totally devalue our homes, Lennar lied to us, every step of the way.

My name is Russell Prior, my wife Kathi and I moved to Georgia in June 2005. We purchased a new home in Douglasville in late 2005 and paid $275,000.00 for it. Since the purchase we have had all kinds of problems with the home. The builder at first was willing to fix some of the problems, but has decided that the problems are too many and does not want to deal with the headache any longer.
He has numerous subdivisions currently building in the Atlanta area, and has many commercial projects going. He has washed his hands of any responsibility and refuses to do anything else. We have hired a lawyer, an engineer to evaluate the problems, a contractor to put numbers to the fixes and a certified home inspector to help. So far we have had to take a second on the house to pay these people and have spent $15,000.00 in trying to evaluate all of the problems. As of this date the total value of items to be repaired is in excess of $128,000.00 and is climbing.
We have mold under the crawlspace, buckled floor boards, AC that does not properly work in some of the rooms, an improperly built retaining wall that is not holding back the dirt, drainage issues, over spanned floor joist’s, the list goes on and on. At one point in time he did offer to buy the house back for what we paid for it, but would not consider reimbursement of the $30,000.00 we spent in upgrades to the house, some of which were paid to him. So we would lose $30,000.00 so he could profit a second time. We should not be punished for his shortcomings as a builder.
He can build a crummy house, sell it to us knowing full well the problems, and walk away after the sale with cash in hand and no responsibility to fix the issues. In the meantime, we applied over $60,000.00 in a down payment, put over $30,000.00 in upgrades, have spent over $15,000.00 to identify the problems and try to force him to fix the problems, add to that over $128,000.00 worth of bad workmanship to bring the house to what it needs to be. We are stuck with a house we cannot sell, and the builder will not take responsibility. We stand to lose over $100,000.00. It takes a very long time to accumulate that amount of money, and we are not young enough to gain that back.
Any builder who is doing what he is doing should be forced to make the proper repairs to ensure that they will not do it again.

Since JTD Design; Jay Yordt left us with a shell of a home and all the monies gone we had had to finish the home our selves. We have since found out the foundation was not level making the flooring and everything connected to it unlevel. The master shower is 3/4 inches wider at the top then at the bottom. Our hot water was connected to the toilets. A home that was to cost us $250,000 (with credits for grading, trenching, cleanup and no dumpster) has cost us over $350,000. Beware of Jay and Debbie Yordt.

NAUTILUS CONSTRUCTION:
BEVERLY HILLS, FL

Construction on home and detatched garage not complete. Contractor has not paid the majority of the subcontractors that have done work on our project. The bank has refused to release final draw without a release of lien from the companies who we have received notice to owners from. I spoke with several subs who told me that he had owed them money going back 6 months on a previous job that he was paying with the draw money from OUR job. Now the contractor has called the subs and instructed them to place a lien against our property and has stated that he is going to do the same. We have paid him the money and he did not use it to pay for the labor and materials on our job. $100,000 later and we are talking with an attorney and have an incomplete project and the potential for $50K plus worth of construction liens put on our home!

I would like for someone to take a look at the cracks that have formed on the second story of our home. The home was built in 1994 and both upstairs bedrooms have very large cracks running down to the first floor. The garage is under these bedrooms. We are not sure just what is going on but we do not think these cracks should have formed in the first place. Attention to this very important matter to us is appreciated.

I have pictures but I am not able to include in this email.
