repairman came to my house to service my furnace. without even trying to start it up. other then looking in at it. in less then 5 minutes he states cutting all wires and banging away on parts. he then condammed it . without even letting me get another opinion.

My complaint is not of a home builder, but our home inspector and real estate agents. My family bought a home this last April, lived in it for 3 months, was sick the whole time. We found black mold, covered up by our seller and then did more investigating, only to find a lot more black mold. We had a seller's disclosure that stated the house had no water intrusion, leaks, mold, etc... We also had a home inspection. The inspection turned up nothing related to leaks or mold, only minor wear and tear stuff typical of age. The house is 30 years old. Lab results of our mold inspection concluded that the home is completed contaminated with 3 types of toxic mold including Stachybotrys. The mold is in the vents, on the sheetrock, in the walls, on the insulation, on the exterior, on the pipes, etc, etc, etc...Airborne Stachybotrys mold spore count per sample alone was in the millions. Come to find out, the home inspector we hired- referred to us by our agent, is not licensed. (Doesnt have to be in KS or MO.) He also uses false advertising on his contracts including the use of ASHI and NAHI standards of practice..which he does NOT follow. His lawyer states he is not insured, while his website states he is fully insured. My family is now broke, renting another house, the house we bought is near foreclosure and I cannot afford an attorney unless I can find one on contingency. No luck with government agencies, as there is no fed or state regulations for mold or indoor air quality. No one cares, real estate agencies responsibility ends with the cashing of commission checks. And inspectors and real estate agents have disclaimers and laws that protect THEM from me, but none protect ME from them.

In 1996 I bought my home located in West Philadelphia in Pennsylvania. I bought my home from Senator Vincent Hughes and his wife Renee Hughes who is a court judge. I was a first-time home buyer and knew nothing about buying a home. Most of my electrical sockets were not covered. My oven was missing! The radiators on the 3rd floor was not working at all due to the water being turned off due to a leak, which ruined 2nd and 1st floors. I really felt the Senator sold the house to me knowing all the flaws. I am still trying to make my home comfortable for living and it is hard. After only 5 months in our new "Mercedes Home" in Van Alstyne, TX. we discovered the plumbing drain problems are due to defectively installed post tension cables in the foundation that severed the main drain line during tensioning of the cables. Not only did the cables severe the drain line they are not installed as per plans and specifications of engineered drawings. The soultion for "Mercedes" is a quick in and out to repair the drain line, and put a little concrete over the defectively insyalled post tension cables. My question being if the foundation is built substandard in this area, what about the resy of the house? Answer from them "if we can't see it, it is no problem". After 3 weeks of bitter back and forth disputes, and also realizing in Texas with the "TRCC" and binding arbitration contracts I am basically out in the cold I plan on letting them make repairs and try and sell this house and recoup my equity of over $40,000 I put in this place in May. All buyers in Texas beware, and make sure you have inpsections both during and after construction from an independant firm of your hiring.

My husband and I are currently building a home in League City, TX through Newmark Homes. We have been watching the construction from the ground up b/c of our first experience as first-time homebuyers w/ another homebuilder in which the construction was shoddy at best so we busted out of the contract.
Again, we are falling into the same issues--construction.
We've been addressing these problems, but they don't seem to be listening:
1. The roof either has a sagging deck or the joist is too high.
2. No weather-stripping on the doors.
3. Hole in the roof that was mistakenly made by incorrectly placing the water heater vent in the wrong location. Now they just want to patch the hole by cutting out a piece of flashing a little larger than the hole. We've demanded that they replace the old flashing w/ a continuous piece. Now we have to be sure that they just don't say, "Yeah, we replaced the whole thing." Isn't that fraud?
4. They've perforated the blueboards w/ nail holes b/c they mistakenly installed siding instead of brick. We've asked to have the holes patched/taped or replace the blueboards.
5. Didn't have a brick ledge for the brick so they had to add one.
6. Exposed PVC under the Master shower which can be seen from the outside
7. Windows can't open/close w/ ease.
8. Windows are being kept open and rain is dampening the materials inside the house.
9. Hardi-plank is broken in several places and they've just caulked and painted them.
10. There is a broken truss near the furnace in the attic.

How can builders get away w/ building shoddy homes like these? The biggest investment we'll ever make and we still go ahead and purchase them. We need to put our foot down. Home prices are way too high for the quality we're getting. Think about it, you're not paying $200,000, but really $400,000+ which includes interest. I just can't believe this industry is not regulated. Where is the support for the homebuyers? What do we need to do to be heard about this major problem?

Grand Homes failed to complete a home we contracted them to build on January 2, 2005. Numerous closing date delays. After Grands refusal to correct issues pointed out to them we asked to be released from our contract and monies refunded. Grand's reply was that we are morally, ethically legally bound to close with them even if the house is not complete to our contractual specifications and agreement. Grand Homes has placed our house up for sale to the general public but has not contacted or released us from our contract. Numerous issues are but not exclusive to the following: Poorly installed stonework, cracked bricks over the entire house, high joist placement creating dips in the roof, remarkably shoddy wood finishes in the wrong color with sticky sealants and runs, countertops with scratches and smears from strippers and razor blades, unfinished trim inside and out, mis placement of fence, irrigation system and landscape, not installing moisture board in wet areas of shower, tubs and kitchen, filling caulk into large gaps on broken siding to camoflage holes in exterior, garage doors too small for opening, wrong cabinet sizes and placement, bent copper water pipes to outside faucets left inoperable. balcony runoff leaning toward house creating pooled water against structure, poor outdoor water drainage, cracked and bent window frames, crooked shower pans with visible openings to framing inside wall, inconsistant trim usage and some areas have no trim at all, broken stair treads, bad framing, marble tile facing wrong side up, stone columns irregular sizes when should be the same size& left unsecured and allowed to fall off of house, sewer cleanout pipe in center of driveway, carpet padding not as specified, dining room window projects out from the frame of the house when should be flush. Excessive use of caulking on trim work inside and out. Shingles damaged with some torn off.

Wood floor is not installed to industry standard. All planks peaking at short joints. Nine square foot bulge that flexes .75 - 1 inch when stepped on. Planks are not staggered. The builder (Artistic Homes), floor manufacture (Mohawk), and floor retailer/installer (Premiere Flooring) are blaming each other while simultaneously agreeing that the floor was never installed properly. Feeble and shotty repair attempts made the floor worse. Builder will not return calls. Independent floor inspector stated that the slab is at 29% moisture (too high) and floor is clearly not installed anywhere near industry standard.
Several electrical outlet repairs were made by electrician after move-in. One 20 amp circuit still has 14 AWG (should be 12 AWG).
Appliances installed improperly -- refrigerator handles backwards causing pinched fingers and bloody knuckles, garage air-conditioner carelessly jammed into place without any of the seals installed A/C leaked rain water into garage due to no sealant between A/C and house. A/C was wired incorrectly at control switch (speed controls and heat did not work). Installer was too ignorant to recognize the problems. After several months of phone calls to builder, I called Whirlpool and corrected problems myself. Garage A/C was missing a knob. Builder took six months to get the correct knob.

William Daffin(Bill) and his son built my house in New Braunfels TX in 2003. Quality was good but he left me with about 20k in liens. I had to sue him then sell my house to pay off my debts. The company he still is using is 3D Effects Inc. which is now defunct with the state which has revoked his articles of incorporation. Total unpaid to the subcontractors was around 50k. He may be using WMD builders this year. We won our lawsuit against these thieves but will probably end up giving it all to my lawyer. They have done this in the past and will do it again. When things get to hot for Daffin he will declare bankruptcy. The only reason Daffin has not already declared bankruptcy is that he built himself a little money pit that has not sold yet for a speck home. He wants 475 for it and yet he could just pay off what he owed to my residence. He left my neighbor with a few leins also and many others that I have talked to. Bill Daffin was prosucuted in Hays county TX for misapropriation of a trust but yet has not learned his lesson. The TRCC (Texas Residential Construction Commission ) is a joke. They have yet to help at all. Just another fee income for the state of TX. Beware!!! He is very dishonest and can be very persuasive. Be very wary, he will leave you with leins !!!!
He has DBA Daffin Custom Homes, 3D Efects, and now WMD Builders. He does business all over the central TX area.

THIS IS REGARDING PULTE HOMES 55 AND OLDER COMMUNITY IN SHOREWOOD, IL.. THEIR SALES STAFF HAS BEEN MANIPULATING PRICES, DISTORTING ANY APPRECIATION WE COULD BE MAKING, SINCE HAVING BOUGHT "AT PRECONSTRUCTION PRICING". ALSO MAKE PROMISES THAT ARE FALSE, DON'T PRESENT COMPLETE OPTION PRICING, ETC., ETC.. WHOEVER RUNS THE DIVISION SHOULD BE DISMISSED. THEIR SUBCONTRACTORS DO VERY MARGINAL QUALITY WORK. THEY DISPLAY YOUR JD POWERS AWARD AND USE AS A SALES TOOL, BUT IN REALITY, THIS IS A SHAM.
I WOULDN'T BUY ANOTHER HOME FROM THESE PEOPLE, EVER, UNLESS THEY GAVE IT TO ME.

U.S. Homes built my home in the end of 1996. Now the fireplace is buckling and sinking(holywood fireplace in center of home). When I call the warranty dept of U.S. Homes, they do not exist in the Houston area and leave no forwarding address or phone #. I am still trying to find methods of locating where they may be contacted if still in Houston. This is the 2nd time US Homes has vanished when there was a problem. The first time was when they sold my "already paid for lot to be built on to" to Centex without informing me. If anyone knows how to locate US Homes, please HELP! I am a widow and single Mom without the resources to repair something like this. Thank you.
